    It depends on your property's heritage overlay schedule entry. Parts of Ivanhoe sit within the City of Banyule's heritage overlays, and a number of Banyule's schedule entries specify external paint controls — where those controls apply, repainting the outside of the building may require a planning permit, even in an existing colour. On homes of this age we also assume older lead-based coatings may be present and prepare with containment and safe work practices, which is written into the scope rather than discovered mid-job.

    It does, and we plan for it. On the river side of the suburb, and along heavily treed streets, shaded south- and east-facing elevations hold moisture longer, which shows up as mould, moss at the plinth line and paint that fails years before the sunny elevations do. We treat affected surfaces with a fungicidal wash before preparation, specify systems suited to shaded, damp-prone walls, and flag any drainage or ventilation issues we find so the cause is dealt with, not just the symptom.

    Yes — much of Ivanhoe's interwar housing is face brick that should stay unpainted, with the paintwork carrying the character: timber-framed windows, barge boards, eaves, porch details and roughcast render panels. We quote trim-and-render scopes on their own all the time. The preparation is fiddly rather than large — cutting cleanly against brickwork, re-puttying sashes, patching cracked roughcast to match its texture — and the proposal itemises each element so you can see exactly what is included.

    We assess it at the walk-through, not on the day. Streets that fall away toward the river — around The Boulevard and the Eaglemont side — often mean a single-storey street front with a two-storey rear elevation on a sloping garden. Where that calls for scaffolding or platform access it is planned and priced into the written scope, with footings and positions set around garden beds and retaining walls. You will not get a mid-project variation because the back of the house turned out taller than the front.
