A documentation record that stays with the asset.
For commercial clients, Mousi compiles a Property Passport™ — a structured record of what was specified, applied and handed over. It gives asset owners, facility managers and owners corporations a clear reference for maintenance, recoating and future works long after the project is complete.
- Colour schedule
- Coating specifications
- Product systems applied
- Maintenance notes
- Warranty information, where applicable
- Before / after records, where permitted
- Project documentation summary
- Future touch-up references
Contents are compiled per project. Warranty information and before/after records are included only where applicable and where site permissions allow.
A controlled process,
from inspection to maintenance.
On-site assessment of substrates, condition and access, establishing what the project actually requires before anything is quoted.
Scope, coating systems and specification confirmed and aligned to the asset's requirements, so what is being delivered is agreed up front.
Access, equipment, staging and programming planned around the site — occupied areas, after-hours windows and coordination with other trades.
Preparation-led approach — cleaning, repair and remedial works to the correct standard for each substrate, the foundation of a lasting finish.
Specified systems applied to manufacturer requirements — internal, external, epoxy flooring and protective coatings as the project calls for.
Quality checked against specification across the works, with QA records maintained and issues resolved before each area is signed off.
Controlled, area-by-area handover with coating specifications, product data and handover records provided to the asset owner.
Maintenance notes and touch-up references captured so the asset can be cared for and recoated on schedule over its life.

Delivering a painting and coatings package across 19 buildings within an active Defence facility is as much a documentation and coordination task as a trade one. The work had to satisfy three demands at once: a regulated, documentation-heavy environment requiring auditable method statements, compliance certificates and statutory declarations; multi-building programme discipline, sequencing each building's preparation, application and handover in coordination with the principal contractor and other trades; and asset protection across varied internal, external and floor substrates, each calling for the correct preparation and coating system.
The brief was not simply to paint, but to deliver a compliant, well-documented and well-coordinated package that the principal contractor could rely on through to handover.

Mousi was engaged by St Hilliers / APGC Group as the responsible subcontractor for the painting, coatings, epoxy flooring and remedial works package, holding responsibility for that package from commencement through to final handover. Internal and external painting was delivered across multiple buildings — with up to three buildings worked concurrently and each handed over in a controlled manner as its works were completed — while safety, quality and environmental requirements were managed throughout and supported by project documentation appropriate to a Defence-sector engagement.
External and elevated work was carried out using three boom lifts and scissor lifts, operated by Yellow Card–certified personnel. Every Mousi painter completed site induction before commencing work, with access and access equipment managed in line with the project SWMS.
Regulated environments
SWMS, statutory declarations, QA and subcontractor compliance documentation maintained as standard, not as an afterthought.
Multi-building discipline
Works delivered across 19 buildings — up to three concurrently — with controlled handovers aligned to a principal contractor's programme.
Responsible subcontractor
Full responsibility for the package from commencement to handover, operating cleanly under a principal contractor.
End-to-end coatings
Internal and external painting, epoxy flooring and remedial works delivered together, with the right system for each surface.
Asset protection
Preparation-led coating systems selected to protect the asset for the long term, not only to present it.
Controlled handover
Completed works handed over methodically, building by building, with supporting project documentation.
The crews behind every commercial project.
Mousi commercial work is delivered by directly-managed crews in branded uniform — not loosely subcontracted labour. Our painters work in full PPE, hold the access and elevated-work tickets their tasks require, and complete site induction before commencing on any commercial site.
It is the same preparation-led discipline on every job: surfaces prepared correctly, access planned and operated safely, and the site left clean and orderly at the end of each shift. The result is consistent quality and a contractor a builder or facility manager can rely on.

On a commercial project, the finish is the easy part. The real value is in everything that protects the asset, the programme and the people on site — the preparation, the coordination, the controls and the documentation that keep a project from going wrong. Mousi is structured to reduce that risk from the outset.
- Staged delivery — works sequenced area by area to suit operations
- Occupied buildings — delivery around tenants, staff and the public
- After-hours works where required — evenings, weekends and shutdown windows
- Access coordination — with building managers, trades and the principal contractor
- Noise and dust control — containment and scheduling to limit impact
- Site protection — furnishings, finishes and surrounds masked and protected
- Stakeholder communication — clear updates to the parties affected by the works
- Area-by-area handover — spaces returned to service progressively, not all at the end
Yes — the majority of our commercial projects are delivered within live operational environments. Hospitals, aged care, hotels, schools, retail centres and defence facilities remain open during our works. We plan the work sequence to eliminate cross-contamination, use low-odour and zero-VOC products where required, maintain hoarding and separation at all times, and leave every shift with the site clean and fully operational.
Yes — after-hours scheduling is standard for commercial projects. We work evenings from 5:30pm, Saturdays, Sundays and public holidays at agreed rates. For hospitality clients, we plan works around closure windows to return spaces to service on schedule. For strata, office and healthcare environments, after-hours delivery keeps the building fully operational during every business day.
Yes, within reason. For end-of-lease make-goods and emergency repairs we can often mobilise within 3–5 business days. For larger programs we assess our workload honestly and advise on the earliest realistic start date. If you have an urgent requirement, contact us directly at info@mousipaintingmelbourne.com.au — we respond same day.
Yes — and we prefer it. We attend site meetings, provide updated programming, coordinate with other trades, comply with the principal contractor's safety requirements, and maintain all project documentation. We are also capable of operating as principal subcontractor on painting-only projects where no head contractor is engaged.
Yes — staged program management is a core commercial capability. Strata programs are staged floor-by-floor. Hotel programs run room-by-room to maintain occupancy. Healthcare and aged care facilities are staged department-by-department. Government housing programs are delivered building-by-building across multi-year schedules. A dedicated Mousi project contact manages coordination and reporting on every program.

This full documentation package is provided with every commercial proposal.
We have delivered a painting, epoxy flooring and remedial works package at Simpson Barracks, a Defence facility in Victoria, and are experienced in Defence site access protocols. We provide SWMS tailored to site requirements, complete inductions and manage access as part of project mobilisation. For projects requiring formal personnel security clearances, we engage through the appropriate channels in advance of contract award.

Scissor lift and boom lift (EWP) operation with all operators holding current High Risk Work Licences. For multi-storey facades and atrium work we coordinate scaffold erection through licensed contractors, with platforms inspected and tagged to AS/NZS 4576. All elevated access requirements are documented in the project SWMS.
All waste paint and coating materials are disposed of per EPA Victoria requirements using licensed waste carriers. Paint thinners and chemical solvents are stored, handled and disposed of per SDS requirements. Spill containment is maintained on all commercial sites. For government and institutional projects, a waste management plan is available on request as part of the documentation package.
Yes. We document the coating systems specified for each substrate — product systems, build, and application requirements — aligned to manufacturer requirements and the asset's needs. Coating specifications are provided as part of the project documentation and can be issued with the proposal for builder, consultant or asset-owner review.
Yes. Alongside internal and external painting, we deliver epoxy flooring, high-build industrial protective coatings, waterproofing and remedial coating works. Systems are selected to suit the substrate, environment and traffic or exposure the surface will face.
Yes. We provide controlled, area-by-area handover documentation — QA records, coating specifications, product data sheets and handover records — so the asset owner has a clear record of what was applied where. Where relevant, this is compiled into a Property Passport™ for the asset.
