On these homes we typically confine paint to what was always painted: timber eaves, verandah posts, fretwork, window joinery and rendered elements. Where brick has already been painted by a previous owner, we prepare it properly and repaint it well. Either way you get a straight recommendation at the walk-through, not a bigger quote.

    By hand, and it is written into the scope line by line. Gable half-timbering, turned verandah posts, fretwork and box-frame windows are taken back to a sound edge, split or soft timber is repaired or replaced like-for-like, and end grain is primed before the build-up goes on. Roughcast render is checked for drummy patches and hairline cracking before any coating is chosen. Coatings that predate 1970 are treated as potentially lead-based, so sanding is wet or contained and residue is collected rather than left in the garden.

A large share of the suburb’s homes are units — from the walk-up flats built along the tram routes in the 1960s and 70s to newer apartments near Camberwell Junction and Tooronga — and we quote them the way we quote houses: a walkthrough, then an itemised proposal.
